1. Pre Approval

Loan pre-approval is the first and most critical step in the home buying process.

There's no point in looking for a home until you know how much home you can afford. Your Agent can refer you to mortgage lenders, you may choose your own, or both.

2. Home Search

1 - 9 Months

Greater flexibility with your new home criteria can shorten your search time. 

​

Also, the time of year you begin your home search can affect how long it takes to find that home. Discuss the real estate pros and cons of searching for a home during each season.

3. Offers & Acceptance

1 - 3 Days

Your Agent can help you determine the best offer.

Generally, you will receive a response within 1-3 days. In a competitive market, it is not uncommon to submit several offers before having one accepted. 

4. Escrow

25 - 35 days

You and the Seller are now in contract. Inspections, repairs, negotiations, appraisals, terms, and tons of paperwork are negotiated and completed at this stage.

During escrow. you should expect to be in almost daily contact with your Agent and mortgage lender.

5. Closing

3 - 5 Days

Once all terms are final and all paperwork is processed, you will meet in person with an escrow officer to sign closing documents and submit the balance of your down payment & closing costs.

Typically, the loan is funded and the deed to your new home is recorded 1-2 days after signing.
